Brentwood sits inside Los Angeles city limits. The permit authority is the Los Angeles Department of Building and Safety. LADBS states that a permit is required for any private property construction, alteration, or repair work on buildings within the City of Los Angeles. There is no separate Brentwood building department.
Whole-home work triggers a plan check. LADBS requires building plans filed and approved before a permit is issued for a new building or structure, an addition, a structural alteration, an interior modification and change of floor plan, or a change of use and occupancy. A gut remodel usually hits several of those at once. We prepare for that review while the scope is being written, not after demolition.
Hillside parcels carry a second layer. LADBS defines the Hillside Grading Area as lands identified within a Hillside Area based on the latest BOE Basic Grid Map A-13372, per Section 91.7003 of the Building Code. Permits are required for grading and earthwork in that area, including removal and re-compaction and back-fill. Grading is reviewed under Chapters 18 and 70 of the LA Building Code, and a soils or geology report is usually required before a permit is issued. Crestwood Hills projects get that report scoped first, because it governs the foundation and the calendar.
Older Brentwood homes carry a paper trail worth pulling. LADBS holds permit, building, and certificate of occupancy information for properties within LA City. Building permit records run from 1905, certificates of occupancy from 1940. We read that history before design so prior unpermitted work surfaces on paper instead of behind a wall.
I do not promise permit approval dates. Review timing belongs to the department. I promise a complete submittal and steady follow-through until it clears.
